Emkay Group has launched its Star Central @ Cyberjaya mixed-use development to provide first-of-its-kind low-density office units in Malaysia's "Silicon Valley".
A mixed development featuring the first-of-its-kind low-density office units in Cyberjaya has been announced by Emkay Group, signifying the developer's intention to make inroads into the high-tech region colloquially known as Malaysia's "Silicon Valley".
With an estimated gross development value of RM 1.9 billion, Star Central @ Cyberjaya will be developed over a period of seven to ten years, said Emkay. The project will be undertaken by the group's subsidiary Joyful Star Sdn Bhd (JSSB).
The mixed-use development will be sited on a plot of land spanning 7.2 ha. It will comprise of modern free-standing semi-detached office blocks, and is designed to function as a self-contained commercial centre, explained Tan Sri Mustapha Kamal Abu Bakar, Group Founder and Chairman of Emkay Group.
Star Central will feature 17 blocks of eight-storey office towers that have net floor area (NFA) per floor ranging from 1,881 sq ft to 2,838 sq ft. There will also be a Corporate Park with two blocks of individual office buildings with NFA of between 4,823 sq ft and 6,008 sq ft per floor.
"The office towers are linked to each other at the rear by a car park podium with a rooftop Garden Terrace and priced from RM 550 per sq ft. This includes 32 free covered parking bays per semi-detached tower with two additional VIP parking at the ground level," said Peter Teh, Chief Executive Officer of JSSB.
The office blocks of Star Central also follow eco-friendly design principles that allow each unit to enjoy natural ventilation and lighting.
Phase 1 construction for the project is expected to commence in November, with a completion date in 2015.
